Our Modular Home Journey

In the past week, I’ve been asked so many times if I can share more specific details of our modular home journey, specifically costs and photos.

As much as I love replying to each of you, I have to chase around two very fast kiddos so I figured it would just be easier (and quicker) to put all this out here.

I’m going to try to lay it all out there, and please don’t hesitate to reach out if you’d like more information.

We sold our house in one day after putting it on Zillow, which meant we needed a plan. We went to the local modular home company near the city we were moving to and walked through all the models. (If you didn’t read my first blog about why we chose a modular…just know my reactions when I walked into these models were that of extreme home makeover reactions!)

I really loved two of them that were very similar, so we got the price breakdown of both.

After a few days of browsing mode models online and praying, we decided to go ahead and order our home! (the master shower was the winner!!)

Here’s the price breakdown (to the best of my knowledge.)

Our modular (1,620sqft, 3 bedrooms, 2 baths, all stainless steel appliances, upgrades we chose, and closing costs): $110,000

Walkout basement, stairwell, egress window, rough drywall in basement, electric and plumbing, septic and drain field: $47,000

Well (which we did not need, but putting it here for your reference): between $8,000 and $10,000

Wood wall in basement that we built instead of having a cement walkout wall (including 3 windows and 1 sliding door): $2,000

Building permits: $1,500

Underground electric hook-up: $2,200

Composite decking/treated lumber for back deck: $1,000

I’m positive I’m forgetting things, but these are the main expenses.

We also were gifted the acreage our house is sitting on since it’s my parents property, so that cost is not in here.

Overall, our $157,000 mortgage is well worth it. Our experience with the company we chose was great overall. We had a few many delays which taught me a lot of patience, but we are happily in our home now and that’s what matters. Plus all damages and things that go wrong are covered for a year, and they’ll fix all the cracks in the walls after a year (caused from shifting and going from hot to cold to hot weather.)

I took y’all on a tour of the house a few days before we got occupancy here so you can see what the house looks empty.

We didn’t have to do anything when we moved in, it was move-in-ready! (we did add shiplap to our bedroom wall that costed about $50)

We will be finishing the basement whenever the funds are there, along with a two-stall attached garage. But I do not have those costs for you as we are not there yet.
